Currently we are having recession, the price of certain product goes up but not for malaysia property industry. The property market are not so good today as the value has depreciated and this has been a burden to the property investor normally new buyer who just want to start living.
There are times when financial institution who already approved a housing loan reduce its loan amount causing a buyer to top up certain amount of money to purchase the house. What happen if the buyer already withdraw their Employee Provident Fund (EPF), where are they going to get extra money to top up the purchase price.
Recession cause retrenchment and when people did not work where are they going to get the money to pay the bank installment. This lead to property auction and the valuer will use the current auction price as the new market value for the property.
There are also cases where the land office did not endorse a malay reserved land in the grant. When you buy the said land at a high market value and suddenly when a valuer value the property the value has drop to a price which you cannot think off.
